Booking & Payment

• • Full payment is required at the time of booking to confirm your reservation.
• • Your booking is confirmed only after we have received full payment and sent you a confirmation email or message.
• • Failure to pay will result in cancellation.
• • Rates are subject to change without prior notice.
• • Guests are responsible for accuracy of booking details; errors notified after check-in will not be refunded or modified.
• • Bookings are subject to room availability.
• • Prices are listed in Malaysia Ringgit (MYR) and include applicable taxes unless stated otherwise.

Third-Party Booking Channels

• • Reservations made through OTAs or other third-party platforms are managed by those platforms.
• • Stayla Penang Homestay by Top Key is not responsible for errors or discrepancies and cannot validate bookings not found in our system.

Guest Responsibilities

• • The number of guests must not exceed the number stated at the time of booking.
• • Parties, events, or gatherings are strictly prohibited without prior written approval.
• • Guests are responsible for any damage, loss, or excessive cleaning required due to their stay. Additional charges may apply.
• • Please respect the house rules, neighbours, and property at all times.
• • Stayla Penang Homestay by Top Key reserves the right to refuse entry or cancel the booking if the number of guests exceeds the maximum occupancy allowed for the room type.

Check-In / Check-Out Policy

• • Check-in time: from 3:00PM
• • Check-out time: by 11:00AM
• • Guests under 18 years old must be accompanied by an adult.
• • Early check-in and late check-out are subject to availability and are not guaranteed. Additional charges may apply.

Damage Policy

• • Guests are responsible for any loss, damage, or breakage to the property, furniture, appliances, or any provided items during their stay.
• • Please report any damage immediately to our team. After check-out, the property will be inspected, and any repair or replacement costs will be charged to the guest.
• • Severe or intentional damages may incur additional charges, including the loss of rental income and potential legal fees.
• • Stayla Penang Homestay by Top Key reserves the right to charge guests for damage or soiling caused by accidental, deliberate, negligent, or reckless actions.

Liability

• • Stayla Penang Homestay by Top Key is not responsible for loss, theft, or damage to guests' personal belongings.
• • Guests use the property and facilities at their own risk.

House Rules Policy

Property Use

• • All facilities (e.g., swimming pool, gym and other common areas) must be used in accordance with the rules and regulations.
• • Proper attire must be worn at all times.
• • Guests must comply with all local laws and the rules and regulations set by the building management at all times.
• • Failure to comply may result in penalties or fines imposed by the building management or authorities. Stayla Penang Homestay by Top Key will not be responsible for any such penalties or consequences.

Security Deposit

• • Security Deposit: RM200.00
• • A refundable security deposit will be collected via bank transfer before check-in. This deposit covers potential damages, excessive cleaning fees, or breach of house rules.
• • The deposit will be refunded via bank transfer before 8:00PM on the check-out date, subject to property inspection.

Booking Confirmation & Check-In Instructions Delivery

Cancellation, Amendment & Refund Policy

Once a booking has been confirmed, no requests for refunds, amendments, or cancellations will be accepted or processed under any circumstances.

Pandemic Outbreak (COVID-19)

In the event of lockdowns preventing stays, bookings may be amended without charge but no refunds will be issued. Guests may reschedule their stay.

Additional Activities

No refunds will be issued for activities canceled due to bad weather or unforeseen circumstances.

Force Majeure

In the event of natural disasters, acts of terrorism, government regulations, or other situations beyond our control, Stayla Penang Homestay by Top Key reserves the right to cancel reservations. In such cases, refunds will be evaluated on a case-by-case basis, depending on the circumstances and our policies at the time.

Amendments

Stayla Penang Homestay by Top Key reserves the right to amend these Terms and Conditions without prior notice. Changes will be updated on our website.
